- Vacancy ShowingsThe Manager will be using advanced showing technology to pre-screen applicants and approve remote access tours of the rental property.

- Lease Negotiation & ExecutionWe will negotiate the rental agreement between you and the tenants, and get all necessary signatures on the lease.
- Move-In InspectionThis in-depth inspection of your property will ensure we have an accurate record of the condition of your property when the tenant vacates.
- Rent & Deposit CollectionWe collect the first month's rent and security deposit prior to move-in. After that, we collect rent from the tenant each month.
- ACH Rent PaymentsOwners will receive a monthly owner draw via direct deposit on the last business day of each month.

- Monthly Financial StatementsWe will provide you with detailed and customizable financial statements every month.
- CalDRE Trust AccountingThe California Department of Real Estate has strict requirements for holding security deposits and trust funds. We stay on top of change in regulation to ensure trust funds are always in compliance.
- Pet Damage Protection ($1,000       coverage)Should any animal approved by Manager cause damage, and the cost to repair the related pet damage to original condition should exceed the amount of security deposit collected, Manager shall perform up to $1000.00 of repairs per pet.
- Monthly Bill PayThe Manager will process payment for up to 5 recurring property-related bills each month.
- Legal Notice DeliveryIf necessary, your property manager will deliver the appropriate legal notices to tenants.
- Collection ServicesAlthough very rare, there are times the tenant's security deposit will not cover unpaid rent or property damage. We secure a judgement and pursue the tenant in attempt to collect these past due balances.
- Annual Tax PreparationYou will be provided with a year-end statement and an IRS Form 1099 to make filing taxes for your rental property easier.
- IRS ComplianceThe IRS requires out-of-country owners to pay quarterly estimated federal taxes. We collect and report these payments to the IRS.
- FTB ComplianceThe California Franchise Tax Board requires out of state property owners to pay a quarterly estimated tax payment equal to 7% of gross rents collected. We collect and report these payments to the FTB, and can even assist in determining if you are qualified for an exemption.
- Lease RenewalsYour Manager will reach out to you 45-60 days before the lease expires. A complete Annual Investment Review will take place with you and the Manager to discuss the current market, our experience with your tenant, and our recommendations for the renewal. An offer will then be prepared and executed with the tenant.
- Periodic Property InspectionsWe will visually inspect the inside and outside of your home as often as every 90 days, as well as upon move-out. This will ensure the safety equipment is functioning properly, and the tenant is abiding by the lease. You will be provided with a comprehensive report with pictures as well as details from the inspector on the condition of your home. ($99/inspection, Complete Plan includes annual)
- Matterport® 3D Virtual Rental TourThe owner may elect to engage Manager to record and produce a 3D Virtual Tour of the Property to enhance the marketability of the Property.
- 12 Month Leasing GuaranteeThe Manager agrees to find, qualify, and place a replacement tenant, without cost to the Owner, should the tenant placed by the Manager vacate prior to the end of the first twelve months of the tenancy, and fail to pay all rental payments and monetary obligations outlined in the lease.
- Eviction Protection ($10,000       coverage)In the event Manager determines it is necessary to evict a tenant placed at the Property by the Manager, the Manager will pay up to $10,000 in legal fees to complete the eviction with Complete Management Plan. Legal fees shall be defined as Manager engaged attorney’s fees and court filing fees.

Manangment Compensation: Owner shall pay Manager the following forms of compensation as applicable:
Management Fee: Percentage of gross rents collected. Minimum management fee applies per unit per month. (rate above on selected plan)
Management Fee Discount: If gross monthly rents from Property exceed amounts below, Owner is eligible for the respective management fee discount on selected plan.

Leasing Fee: Percentage of one month’s effective rental amount, or minimum, whichever is greater. Leasing fee shall not be paid until lease is signed, and shall be paid out according to the schedule below. Only to be paid again when Property becomes vacant and is leased again.

A lease renewal fee will be assessed for negotiating and executing lease renewals, and executing Notices of Change in Lease Terms. (rate above on selected plan)
Setup Fee: If Property is tenant occupied upon execution of this Agreement, Owner shall pay a one-time non-refundable Setup Fee. These funds shall be used within ten days for clerical setup costs. (rate above on selected plan. Two or more tenant occupied units for the same Owner will be limited to $100 setup fee for each additional unit.)
